You will find a wide variety of houses which can be rented on sharing basis, as private rooms, or as full houses. You can set the filters based on these preferences as well as budget and location.
We always display the real-time availability of all properties so you can simply pay a token amount and reserve the bed or house of your choice.
While onboarding a property on our platform from the owner, we gather photographs of the entire house to depict its features earnestly and accurately. The same is displayed on our website/app.
Over time, the tenants who reside in the property are entrusted with timely upkeep and maintenance of the house to ensure consistency.
Our homes are brokerage-free. However, we do collect an on-boarding fee. Your on-boarding charge is a small fee you pay for the documentation, profile verification, and the soft furnishing that we provide.
If you delay payment of security deposit and onboarding charges, your move in might be delayed. Sometimes, your booking might also stand cancelled upon delays or non-payments.
Do note, after 48 hours of booking, token amount will no longer to refundable.
Parking facility availability varies from house to house. Click on the house of your choice and check for parking availability in the property.
We do not offer maid / cook services through Zenn. Hence, we suggest you to reach out to your neighbours or building security for contacts of maids or cooks in your area.
The minimum stay period for Zenn houses is set as 6 months by most owners unless specified differently in your agreement.
Early termination charges are levied to compensate house owners, as frequent moves add to the owner’s costs of renting out the house. Since this also hampers your living experience and the house condition, most homeowners prefer long-term rentals. All our set-up charges for services and facilities are based on a standard 11-month agreement.
- In case you choose to move out before completing 6 months of stay, a penalty of one month’s rent will be chargeable to you. Do note, Notice Period Policy will continue to apply.
- If you have not completed 6 months in any single house, but you have stayed for 6 months continuously in multiple Zenn managed properties, a discount of half a month’s rent will apply as early termination charges.
Check if your documents have been ‘Approved’ by Zenn. If they are ‘Rejected’, please check if your name and address are exactly as in your govt. ID proofs. Also note, your photo on the documents needs to be clear to view. If you still face any issues, you can fill the form below and our team will help you out.
In case your society is not permitting you to move in as scheduled, please share some more details in the form below and our team will coordinate with the society management.
In some cases we might need more time to generate your rental agreement. This could be due to unforeseen regional holidays or technical issues with agreement creation. To know more on the issue, please fill the form below and our team will be happy to assist you.
If you’ve rented the full house, it is our responsibility to ensure the house is handed over to you in a clean condition. We generally arrange for basic cleaning of the house during your slot of moving in.
In shared homes, the tenants who reside in the property are entrusted with ongoing upkeep and maintenance of the house. While Livve would do basic cleaning of your private space, upkeep of common areas & amenities is a joint responsibility of all living tenants.
It is our responsibility to provide a clean & functional house to you when you move-in.
However, we also understand that some things are best realized only when one begins staying in a house.
Hence, once you move in, in case of any repairs needed in the house, we suggest you to raise a service request by email to our team to get it resolved.
We understand that you are planning to move out this month and we request you to pay your last month’s rent online as usual on/before the 5th of the month.
If you have already raised a request to move out, you will be charged rent only for the number of days in the month until your scheduled move out date.
If you have not yet raised a move out request, and if you move out in the middle of the month, we will refund the rent for any excess days in the month after you’ve moved out, along with your security deposit.
Don’t worry, your money is always safe and we’ll only charge you based on the number of days you would be staying.
Kindly note, in case the rent is not paid on/before the 5th of the month, Late Payment Charges will be applicable as per policy.
You can prepone your move out by any number of days. However, notice period policy breach deductions might be applicable based on when you choose to move out.
While Zenn will try to the best of its capacity to ensure a comfortable living experience, it holds absolutely no authority on final say over matters which are not within the purview of the house and for property not managed by the platform. E.g. – – Building/society (E.g. garbage disposal, security, lift, common area maintenance, UPS setup, etc.) – Neighborhood (E.g. road condition, issues with neighbors, locality amenities, etc.) – Network providers’ serviceability for internet, DTH, online shopping, etc.
You pay the onboarding fees towards getting your agreement and other legal compliances for the property you book. We pay the same to third-party agencies we’ve partnered with who will reduce your legwork in this process. Hence, the same is not refundable.
Yes, you can book any property online directly. However, visiting the property prior to booking will ensure you choose the right property for yourself. Contact Us for any assistance for that.
As a property manager, we assure all our house owners that the tenants they have would be verified by us.
For the same purpose, you would note having completed your document verification process before confirming your move in.
For the safety of the other tenants and the property which the owner has rented out, we would not be able to permit tenants to stay in the premises without completing document verification and booking with us.
For Owners
You can list your property online by following simple steps, Send us an email with the following details –
– Submit your property details like address, property name, BHK details, area(sq.ft), furnishing details, tenancy preferences etc.
– Finalise the rental price
– Upload property photos and videos
– Then we will contact you and select a day for inspection for us to visit your house and collect the house keys.
Yes. You can do that. Having said that, we will recommend that you keep your property open for selling as well. This is for 3 reasons:
- You can keep getting buyer proposals and sell at the right time
- This helps you know the right price for your property
- You always have the choice to sell or keep
Your property documents allow us to convince our buyers that your property is genuine and is not disputed etc. A large number of properties are under disputes in India owing to inheritance laws etc., we want to avoid having any such properties on our platform as they may create nuisance for our tenants or buyers
We recommend that you start with trying to rent it. It is always easier to rent a property than to sell it and renting increases chances of sales as well. While renting takes anywhere from 2 to 4 months.
You don’t need to if you don’t want to. But if you engage a professional photographer, it helps us market your property better. When did you ever book a hotel which didn’t have good photos? Similarly, buyers express interest in homes which have good quality photos and videos and it’s easier to sell them out. Plus you will always have photos and videos of your home for future purposes as well
We generally take 1-2 months to rent out a house. In covid times, this time period has gone up to 4-5 months.
We pay you within 3 working days of your tenant making the payment to us.
If we have a tenant staying in your house, we might need 30-45 days so the tenant can be intimated to move out and the house can be handed over to you.
If we don’t have a tenant staying in your house, we can handover the house to you within 7-10 days, post completion of full-and-final settlement
We collect the security deposit from the tenant and keep it with us to manage and maintain your property. We cover for the damages till the extent of the security deposit that stays with us.
For any wear and tear damages, painting damages, usage-related damages, the tenant is supposed to pay and this amount is generally recovered from the security deposit when the tenant is moving out and used for repairs.
For any structural issues like seepage, internal wiring, etc., we expect the owners to bear the costs.
In case you’ve observed deductions in your rent payment, please check if any of the following is the reason:

In cases where Zenn pays the society charges to the society management on your behalf, the same might be deducted, as per your agreement with Zenn - Furniture:
This might include cost for any furniture that you’ve purchased or rented through Zenn.

Costs of any structural repairs conducted in the house are generally billed to the house owners. The might include but are not limited to wall repairs, seepage fixes, floor repairs, etc.

If there are any pending bills of utilities and consumables prior to renting out through Zenn, the same might be charged to you on pro-rata basis.

- TDS:
TDS is tax deducted at source which is generally 10% of any amount paid over and above the fixed rent amount. Please note, in case you have not updated your PAN details on ‘View Profile’ section of your dashboard, TDS of 20% is deducted on the same amount.

- Any other charges for repairs conducted by Zenn in the house or any other deductions for security deposit, water tanker charges,etc. as would have been mutually agreed between involved parties, as applicable
Tax is deducted at source if your property is under our fixed rent or minimum guarantee business model.
TDS is generally 10% of the fixed rent amount. However, in case you have not updated your PAN details, as per the Income Tax Act, section 194 (I), TDS of 20% will be deducted on the same.
Hence, we request you to please keep your PAN details updated at all times, in your best interest, to avoid higher deductions.
Most rental agreements have a 5 – 10% auto rent increment clause upon renewal. In light of the covid situation, we have decided that effective from 1st September 2020, there would be no increment in rent despite any pending rent renewal till the 31st March 2021. For all cases where an agreement renewal and increased rent is due from 1st September, you would continue to receive the same rent as you did before the date of renewal till Mar 2021.
Due to the above, in case your rental agreement was up for renewal, it hereby stands extended till 31st March 2020 without any increase in rent. All other policies and terms and conditions shall remain the same. If your house is in Maharashtra, you will be charged Rs 3000 for agreement renewal every 11 months to ensure compliance with the local regulations. In all other cities, you will not be charged for periodic agreement renewal.
We assure timely rent payment to you on/before the 5th of every month even if there is any delay from the tenants’ side in rent payment to Zenn.

Yes, we have many NRI homeowners who’ve trusted us with their property. We request you to go ahead.
The contract can be cancelled by either party by giving a 3-month notice.
Electricity bill will be paid every month by the tenants based on consumption.
Don’t worry, we deduct some amount from the tenant’s security deposit during their move out towards electricity bill payment. This amount is calculated based on the historical electricity bill for your house. Once you receive the original bill, please share the paid copy with us. We will reimburse the tenant’s share of the bill to you.
According to Zenn’s policy, in all houses, the minimum stay duration for any tenant is generally 6 months.
This enables us to ensure that you get longer staying tenants for your property.
We also charge a penalty of one month’s rent in case any tenant vacates the property within 6 months of stay.
This charge is split between Zenn and you, based on your service agreement.
